        <description>When was it decided that when you lease a commercial property that the person paying the rent had to also pay for all the upkeep and improvements of the owners property? if you lease a house does the landlord make you pay for hot water heater or the air conditioner? Do you move into a bare house with no flooring or celing?and have to put up your own walls? everything you put into that property is an improvement you cant take with you but never get compensated for in the end. If you have to move ,can you take the flowers you paid for in the front of the property with your $7.00 per square foot NNN And WHO thought of that one? Why should I the tenant have to pay to keep The owner of the properties grass green and land and roof repaired I cant take any of that with me .I am all ready paying to LIVE there. and if you own a small business you do live there. We are working our tails off so they can just rake in the money for nothing. Its their property, they should pay ALL the city fees.</description>

                <description>You may have just noticed a feature of Jason Caudle&#039;s vision - strip malls and chain stores as far as the eye can see.  
It would be nice if the News would have explained how this impact fee could have been hidden from the tenants by the developers until the day of move-in.  No doubt the City is going to put their crack team (&quot;the real superstars of the city&quot;, in Jason&#039;s words) on the case.
Meanwhile, if the article is correct Guidos&#039; and the Blondes is moving to a &quot;downtown location&quot; which is really great news!  Will there be a chance to get some pizza after the movie now?  That&#039;s REAL progress!</description>

                <description>I read the TN article before I decided to respond to this blog.&amp;nbsp; It seems to me that the City should expect fees from the individual business owner only for 1) improvements to the site (Building permits),&amp;nbsp;2) City business license, 3) extra use of infrastructure such as sewer (in the case of restaurants).&amp;nbsp; The tax dollars received by the City pay for these so called &amp;quot;mitigation fees&amp;quot;.&amp;nbsp;&amp;nbsp;&amp;nbsp; It seems to me that if a business has paid those fees for one property and is just moving to a new location there should be no new fees.
I agree it sounds like a rip off - by the City.&amp;nbsp; It also seems that the City may have give up some fees by not charging the developer who will make a profit from the building.</description>

                <description>&amp;nbsp;How much money did Home Depot&amp;nbsp; pay in mitigation Fees? I wonder how much money Wal-Mart Will pay in mitigation Fees? Two years ago I was approached about moving into the new center. At no time was I told about this mitigation fee.
I am sooo glad I didn&#039;t move. I understand a mitigation fee is a one time fee to cover the cost of sewer and water hook up and local impact. ONE TIME FEE. I AM NOT GOING TO PAY A FEE TO HOOK UP THE PROPERTY OWNERS BUILDING TO THE CITY WATER AND SEWER. THAT BILL BELONGS TO THE PERSON WHO BUILT AND OWNS THE BUILDING.
UNTIL THE PROPERTY OWNER PAYS HIS OWN BILLS FOR HIS BUILDING. I WILL NOT SHOP THERE!!!!!!!</description>
