 Haha, thanks Joty!  The reason I specified that I didn't require a licensed contractor is because I know that, especially in an area like this, there are probably a lot of handy-man type guys needing extra cash.  That doesn't mean I wouldn't thoroughly check them to protect myself, but times are a little tough and I wanted to give the opportunity.  My dad's an architect and thas advised me many times on the best way to check up on just about anybody, licensed or "iffy."
