Shopping, shopping everywhere

Head down Tucker Road, between Tehachapi and Valley Boulevards and watch construction activity bursting to life on both sides of the street.
“After working out some right-of-way issues with Caltrans, grading has begun on the Tehachapi Junction Shopping Center, across from Walgreens, to prepare for construction,” said Tehachapi Community Development Director Dave James.
According to Alex Bendlin of CB Richard Ellis (CBRE), pre-leasing is in progress for the center and some smaller units are still available.
“So far we have Starbucks, Coldstone Creamery, a 4,300-square foot Que Pasa Mexican restaurant and we’re working with a fast food company, but it’s too early to say what it will be at this time,” Bendlin said. “We’re also in negotiation with other national tenants.”
Construction on the 15,000-square- foot Tehachapi Junction should wrap up this fall, Bendlin said.
Across the road, the future home of The Orchard shopping center sits north of Albertsons. Last week a sudden scurry of earth moving began in preparation for the approximately 42,000-square foot retail development.
Owner Brad Sobel, of Sobel Development Company, Inc., said The Orchard design includes three stand-alone buildings close to Tucker Road.
“One of them will be a bank or financial institution and the other two will be drive-throughs. Additionally, three buildings in the rear will provide in-line shopping,” Sobel said. “We’re very excited about bringing a first-class design for premium shopping that will fit the Tehachapi landscape.”
CBRE is taking calls for leasing information on that site, as well.
“Pre-leasing has begun, but, since we’ve only had the project for a couple of weeks now, not many spaces are taken,” Bendlin told the Tehachapi News last week. “The most I can say, at this point, is that there will be a Chinese food drive through.”
She added that her company is currently in negotiations with national and local tenants to fill the spaces.
Completion time for The Orchard development is projected for the end of this year or the first quarter of next year, according to Bendlin.
She added that interested parties should call her at 633-3840, “the sooner the better,” for leasing information through CBRE, for either shopping center.
Rumors of a Super Walmart on Tucker Road persist but remain unconfirmed by the city. A downloadable flyer from a CBRE Web site, updated last month, (www.loopnet.com/Attachments/9/7/0/970A09F5-A0F6-4890-BB55-D7A8F224DC42.pdf) advertises the future Orchard Shopping Center to be built across the street from a newly announced Super Walmart.
However, a disclaimer in small print on the flyer states that the accuracy of the information, though believed reliable by CBRE, should be investigated and confirmed independently.
James admits that Walmart did buy land on the east side of Tucker, but the company has yet to file an application with the city, a technicality which prevents the city’s verification.
“It’s a valuable marketing strategy for companies to show what other businesses may be located in the vicinity,” James said.
Meanwhile, a flurry of activity in the downtown area is also underway.
“At the same time the grading and construction preparation is happening on Tucker Road, the city has downtown enhancement projects in progress,” James said. “The city has invested $3 million in the streetscape project.”
He said trenching for tree irrigation is in progress throughout the downtown area and two three-way stops have been installed; one at the corner or Robinson Street and Tehachapi Boulevard and the other at the corner of Curry Street and Tehachapi Boulevard.

A Super Walmart is a horrible idea, almost as bad as a city police and fire dept.

I'd rather see just another good-sized grocery store or a costco. I'm sorry, but super walmarts are just overwhelming in many ways.
